Assisted valuations

Calnea has developed a series of tools to assist valuation professionals. For example, we offer an intuitive and data- rich comparables tool, which helps surveyors to identify the best comparables before visiting a property, or during desktop work. These comparables can be quickly and simply combined and weighted to produce a valuation which can be flexed by the user, and then incorporated into an automatically generated valuation report.

Comparables database

We offer a complete and up-to-date database for finding comparable residential properties using Land Registry data.

Enter as much or as little information as you require, including the full or partial postcode of the target property, street, town, minimum and maximum price, new build or old, property type and deeds date.

Assisted valuation reports

The comparables database provides a mechanism to generate white labelled PDF valuation reports based upon comparables selected by the user.  The user is in full control of the reported valuation estimate and valuation range.  The typical user will be either estate agents or surveyors.

Fly-by™ valuation

Search valuation estimates and comparable evidence via a unique mapping interface.

This product enables the user to see a wealth of comparable transaction and valuation data within a one kilometer square area around the postcode that you select. Information displayed includes:

  • Individual building outlines overlayed on satellite imagery and mapping
  • Bird’s eye views where available
  • AVM Lite™ valuations and estimated accuracy levels
  • Detailed individual property data where available, including: property type, age, year built, bedroom numbers, building footprint size in square metres, and transaction history.
