The data from April’s Land Registry House Price Index Report shows that the average value for a property in England and Wales is £165,596. Annual house price change has increased from last month to 8.5 per cent. This is the sixth consecutive month in which the figure has been positive. The monthly change is also positive, at 0.2 per cent.

No region experienced a negative annual change in April and London’s annual growth of 14.8 per cent was the largest seen out of all of them. London’s house prices are now rising at a faster rate than those of England and Wales as a whole. The average property value in London is £341,487.

Sales volumes in England and Wales have increased over the past year, from an average of 32,089 transactions per month between November 2008 and February 2009, to an average of 53,137 in the same period a year later.

March’s House Price Index report from Land Registry shows a positive annual change of 7.5 per cent and a negative monthly movement of -0.6 per cent. This month the average value of a property in England and Wales is £164,288.

Sales volumes have increased from last year. While in October 2008 to January 2009, transactions averaged 36,264 per month, in the same time period a year later, the figure was 58,775.

London’s annual change of 13 per cent was the largest regional rise experienced in March. Both London and the North East had the strongest monthly rise, with a figure of 1.6 per cent.

February’s data from the Land Registry’s House Price Index shows that house prices have risen by 7 per cent over the past year. This is the fourth consecutive month in which the annual change has been above zero. The monthly price change in February was -0.3 per cent.

London was the region with the strongest annual house price growth, with a rise of 11.9 per cent, while the North West had the strongest monthly change at 3.6 per cent. The North East was the only region to display a negative annual change, with a movement of -2.3 per cent.

The number of transactions in England and Wales has risen by 60 per cent over the last year. From September to December 2009, the average was 63,687 sales per month, compared to just 39,892 in the same months a year before.

The January data from the Land Registry’s House Price Index shows a strengthening in house prices, with an increase in both the monthly and annual changes in England and Wales. Annual house prices have increased by 5.2 per cent over the last 12 months, making January the second month in a row in which the figure has been positive. The monthly growth stands at 2.1 per cent. The average property in England and Wales is now worth £165,088, which is an increase from last month’s report.

3 regions in England and Wales had negative figures for both their annual and monthly house price changes. These were: the North East, the North West and Yorkshire & The Humber. London had the strongest annual and monthly changes in January, while the North East had the weakest.

Sales volumes have seen an increase of 36 per cent from a year ago. In August to November 2008 there was an average of 42,523 sales per month, while in the same months in 2009 this had increased to 57,722.

December’s House Price Index from the Land Registry shows that the annual house price change has increased for the first time since May 2008, with a figure of 2.5 per cent.

Monthly change is relatively flat this month at 0.1 per cent, while the average house price in England and Wales now stands at £161,783.

Only 3 regions had negative annual changes in December, the North East, the North West and Wales. London had the greatest annual change, with a figure of 6.1 per cent, showing that London’s house prices are rising at a faster rate than those of England and Wales as a whole.

Sales volumes in England and Wales have increased by 24 per cent over the past year, from an average of 46,655 transactions per month between July and October 2008, to an average of 58,000 in the same period a year later.

The Land Registry House Price Index report for November 2009 shows that the annual rate of decline has eased, once again, with the figure now standing at a relatively flat -0.3 per cent. Monthly change is positive, at 0.9 per cent. This movement has affected the average property price in England and Wales, which is now £161,554.

Wales is the region with the greatest monthly change, which is currently at 2.9 per cent. The West Midlands was the only region to experience a negative monthly change in house prices with a figure of -0.4 per cent. In November, four regions in England and Wales experienced positive annual changes: London, The East, The South East and The South West. Of these, London had the strongest growth at 3.5 per cent.

The average number of property transactions has increased over the last year. In June to September 2009 sales volumes averaged 55,520 per month, while in the same period last year, they averaged 50,187.

October’s House Price Index report from Land Registry shows a positive monthly change of 0.6 per cent, taking the average house price in England and Wales to £159,546. The annual change is -3.4 per cent, which, although still negative, shows a flattening of house prices.

Sales volumes have fallen from last year. From May to August 2009, transactions averaged 52,608 per month, while in the same time period a year earlier, the figure was 56,107.

The North West experienced the strongest monthly growth in October, with growth of 1.9 per cent. Out of the 10 regions, only 2 had negative monthly changes. London experienced the smallest annual price fall, at -0.2 per cent.

Annual house price change currently stands at -5.6 per cent, which marks the fifth month in a row in which the rate of decline has eased. The average home in England and Wales is now worth £158,377.

Transaction numbers have fallen from last year. In April to July 2009, sales averaged 48,109 per month. The year before, the average was 59,677 per month.

London was the region with the strongest monthly growth in September, with a change of 1.3 per cent. This is now the fifth month in a row in which London’s monthly change has been positive. The capital also experienced the smallest annual price fall, at -3.2 per cent.

August’s House Price Index report from the Land Registry shows that annual house price change is still falling, although the fall is much less steep than in previous months. For example, in last month’s report, the decline was recorded at -11.7 per cent. The monthly change is fairly flat at -0.1 per cent, which changes the average value of a property in England and Wales to £155,968.

London, along with the West Midlands, is displaying the strongest monthly growth in the latest data, with a change of 0.8 per cent. The capital is also experiencing the smallest fall in annual house price change of any region in England and Wales at -6.2 per cent. The North West, on the other hand, has both the sharpest monthly fall and the sharpest annual fall.

Sales volumes in England and Wales have fallen over the last year, from 60,997 transactions per month in March June 2008 to 41,911 in the same period this year.
